Q: How long have you been in mortgage lending field? On the Capital Team?
A: I’ve been in the business for about 12 years, and a Preferred Lender for Capital for about 6 years.
Q: What’s a word you would use to describe your job?
A: Consultant. At First United Bank, we want to help people spend life wisely, and one of the biggest financial decisions someone makes is the purchase of a home. It is my job to help guide my customers toward an informed decision that can best help them long term.
Q: What quote do you live by?
A: “Do the best you can, with what you have, right where you are.” It’s based off something Teddy Roosevelt once said. Life is full of ups and downs, and the part we play in this life is determined by our Creator. Best I can see, we need to keep getting back up and moving forward no matter what is going on around us or to us.
Q: Who do you admire most and why?
A: My pastor. He not only does what he says, but he also has a family of four children who are all following in his footsteps.
Q: What’s your favorite part of partnering with Capital Homes?
A: The relationship. They are great people, starting from the top. The owner, David Charney, has created a culture of honesty and integrity. Capital and I work hard to assist those in need of credit guidance. We help people get their finances and credit to a place where they can qualify for a new home. Many times when a customer is willing to follow a plan to improve credit, we help that same customer close on their very own, brand home a few months later – and that is very fulfilling.
Q: Who can qualify for a mortgage loan?
A: The real answer is everybody can qualify, but the time frame is dependent upon the customer's financial situation.
Q: How can buyers expedite getting their mortgage lending approved?
A: Be prompt about providing documentation, and disclose everything up front. Even if you think it’s not pertinent, it is! Things like quitting your job or buying a new car can impact your home buying options in a major way.
Q: What is the biggest misconception about mortgage lending?
A: There are actually a lot of options when it comes to mortgage lending. People assume they need to have money down to qualify, but that’s not always the case. What they do need is someone knowledgeable enough to advise them on the best options for their situation.
Q: How does the mortgage lending process differ for a home-building loan versus a standard, home-buying loan?
A: The longer timeframe of building a home is advantageous because we can work with the home buyer on achieving some financial goals well before closing. If their credit score isn’t quite where it needs to be, we have the time to help them get there. Or, if a home buyer qualifies now, we can help them get a better rate by the time they close. For others, it gives them time to save up for an even larger down payment.
Q: What do you find most satisfying about your role in the home-buying experience?
A: When a customer diligently does what they need to – whether it’s raising their credit score, saving for a down payment, or otherwise – to be in a place where they can buy their very own home. Maybe they’re overcoming a past mistake or running into a hurdle that they think is a roadblock. To see somebody overcome it is really great and rewarding to see.
