We are here to tell you- that is not the case! There are many programs out there to help with down payment covering most if not all of your down payment. Rural Development Loans (Our homes in Owasso qualify for RD Loans)

Who can qualify:
Applicants for loans may have an income of up to 115% of the median income for the area. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories. (at least a 620 credit score)

The Perks: NO money down! No Premium Mortgage Insurance and a low interest rate.

Section 184

Who can qualify:  The Section 184 Indian Home Loan Guarantee Program is a home mortgage specifically designed for American Indian and Alaska Native families, Alaska Villages, Tribes, or Tribally Designated Housing Entities. Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance.

The Perks: No Money Down. Up to $15,000 in down payment money towards your home. No Premium Mortgage Insurance and a low interest rate.

VA Loans

Who can qualify: Military personall who meet the guidelines- click here to read more about VA Loan eligibility.

The Perks: No Money Down. No Premium Mortgage Insurance and a low interest rate. 

Cherokee and Creek MAP Loans

Who can qualify:

No money down. Anywhere from $15,000-$25,000 towards the purchase of your home. No Premium Mortgage Insurance. Low Interest rates.


Down payment assistance programs that work in conjunction with the types of loans we provide:

  • OHFA Bond: The Oklahoma Housing Finance Agency offers Bond money to those who qualify.  The bond offers low interest rates and down payment and closing cost assistance.
  • REI Bond: Rural Enterprises of Oklahoma offers down payment and closing costs assistance to qualified borrowers.
