Q: How much of a down payment do I need to buy a new home?
A: There are many loan types available and most of them assist with down payment options, we have seen some home buyers need little to no down payment.
Q: How much will my utility bills be in a new Capital Home?
A: We are proud to be an Energy Star Certified Builder. Which means your utility bills will be exceptionally low compared to buying a home that is not Energy Star Certified. Many of our home buyers are surprised by the savings they incur by purchasing an Energy Star Certified Home. Most of the time nearly half of what they were paying in an older home.
Q: How long does it take to build a new Capital Home?
A: Most of our new construction homes are built in 90 days.
Q: I have a realtor, can I use their services when I buy a new Capital Home?
A: Absolutely, we take pride in building relationships with our local realtors. We pay them 3% at closing.
Q: What will my monthly payment be on a new Capital Home?
A: It depends on how much you finance your home for, we have new homes with payments starting at $850 a month.
Q: When will my monthly payment begin once I contract on a new Capital Home?
A: Your payment begins after the home is completely constructed, once you close on the home, a payment date will be set, usually 30 days after you close.
Q: We are ready to move now, do you have homes that are move-in ready?
A: Yes, we have several
move-in ready Showcase Homes in each community.
Q: Can we purchase two lots because we would like more yard space?
A: No, our neighborhoods are set up to allow one home per lot. There are many perks to having one lot. You have less yard maintenance and you pay less in property taxes than you would on two lots. In addition, you have all the amenities, like pools, playgrounds, ponds, walking/running trails, basketball courts and picnic areas that you can freely use but don't have to pay property taxes on.
Q: How much will my closing costs be on a new Capital Home?
A: We offer closing cost incentives that cover a large portion of closing costs. Be sure to read our

Q: Can you build on our land or land we purchase?
A: We only build in communities in which we have lots purchased- Maple Glen- Owasso, Lake Valley- Owasso, Burberry Place- Owasso, Providence Hill- Bixby, Jefferson Heights- Sapulpa and Walnut Ridge- Sand Springs.
Q: Do we have to use a Capital Homes preferred lender to qualify for closing cost incentives?
A: Capital Homes is different from other home builders because we do not require you use our preferred lenders but we do encourage you to use them if you do not already have a lender.
Q: I am not very handy, is there a maintenance man available in the neighborhood in case something goes wrong, or breaks on my home?
A: One of the MANY perks of buying a new Capital Home is that every home we build and sell comes with a one-year limited builder's warranty.
This means if something happens within that time frame you can call us and we will fix it- no charge. In addition, buying a new home, means major things like your appliances, roof and heat/air units come with a warranty of their own. We also do a walk-through of your home before you close on it to ensure that there is nothing left undone and everything is working like it should.
Q: Why are there two builders in the same neighborhood?
A: Although our building standards and philosophies are completely different from our other builders. We take pride in the competitive edge that having other builders in the same community gives us.
Q: Are any of your move-in ready homes available for rent?
A: No, we do not rent our homes but you would be surprised at how low your monthly payment would be if you chose to buy the home. Often times the payment to buy is as low or lower than a typical rent payment. We encourage you to contact one of our
lenders to see about getting pre-approved for a home loan.
Q: I have bad credit, does that effect my ability to buy a new Capital Home?
A: The great thing about buying a new Capital Home is that we have a unique relationship with our lenders. They are dedicated to working with potential home buyers, giving them credit counseling and helping them raise their credit score if it is not up to par. Sometimes your credit is not as bad as you think, it just takes our lender running a credit report to see where you are as far credit is concerned. The minimum credit score is 620 to qualify.
Q: I have good credit, but my spouse does not, does that mean we cannot buy a new home right now?
A: No, if one of you can qualify for a loan on your own then you still have buying power. Even though one spouse is not on the note of the loan, many lenders will allow the other spouse's name to be added to the title at closing.
Q: If we choose to build a new home instead of buying a move-in ready home, is the lot an extra cost?
A: No your lot is included in the price listed for the home.
