Frequently Asked Questions

We understand that building a new home comes with a lot of questions and we are dedicated to providing accurate, quick answers to your questions. We hope you find our list of FAQs helpful in your home buying process.
Q:  Can Capital Homes build on land that I own?
A:  Currently Capital Homes is not able to build on land outside of the neighborhoods listed in the communities tab on our website. We would encourage you to see if a community we build in may suit your needs. If you own acreage, Capital Homes may be interested in developing that land into a future Capital Homes community. Contact us with your details.
Q:  Can you customize the home? Can you change the layout of a home?
A:  Capital Homes offers over 15 different floor plans with dozens of options and buyer upgrades to choose. Some of our floor plans even offer a variety of interior configurations. We do this so you can enjoy a custom and personalized appearance without paying the high cost of custom changes.
Q:  Do you have any communities in areas that qualify for the USDA Rural Development loans?
A:  Capital Homes currently has three communities that qualify for USDA rural development loans. In Owasso, both Maple Glen and Lake Valley qualify for the loans. Spring Creek in Broken Arrow also qualifies. For more information, we encourage you to contact us.
Q:  Does Capital Homes pay closing costs?
A:  Capital Homes offers closing cost assistance in select neighborhoods when the homebuyer uses one of our preferred lenders.
Q:  Does Capital Homes sell any used/resale homes?
A:  Capital Homes specializes in building high-quality, energy-efficient new homes. We do not have any used/resale homes for sale.
Q:  How long does it take to build a new Capital Home?
A:  Generally it takes between 90 and 120 days to construct a new home. We also have many homes that are move-in ready.
Q:  How much is the down payment? How much are monthly payments?
A:  There are many loan programs available, some of which do not require any down payment. Another popular choice is the standard FHA loan, which requires a down payment of 3.5%, or $5,250 on a $150,000 home.
Q:  I am a Realtor, how can I register a buyer?
A:  Capital Homes values the relationships we have with Realtors. To register a buyer, simply fill out the form located here. Our Manager of Realtor Relations Stacey Bishop will be in touch shortly to help answer all of your questions.
Q:  I am looking for a home to rent. Does Capital Homes rent any of its homes?
A:  Unfortunately, we do not rent any homes. However, you may be surprised at how many current homeowners asked the same question and discovered that they qualify to own a new home. Often times the payment to buy is as low or lower than a typical rent payment. We encourage you to contact us to learn more about our homes and the qualification process.
Q:  I have a Realtor, can I use their services when I purchase a new Capital Home?
A:  Absolutely. We take pride in building strong relationships with our local Realtors. Capital Homes pays 3% on the total purchase price at closing.

A:  Simply fill out this form and our Warranty Department will be in touch shortly! http://www.capitalhomes.com/Warranty/Warranty_Request.aspx
Q:  I have bad credit, does that affect my ability to buy a new Capital Home?
A:  We have great relationships with a group of preferred lenders. They are dedicated to working with homebuyers, providing credit counseling and restoration. Sometimes your credit score is not as bad as you may believe. Contact us to determine your purchasing power today.
Q:  I have good credit, but my spouse does not. Can we still buy a home?
A:  If one of you can qualify for the loan on your own, then you still have purchasing power. Contact us to discuss your specific question.
