Affordability & Availability

July 15, 2024

Affordability and availability are two of the biggest factors driving the housing market. Unlike some other cities in Oklahoma, Tulsa has a very distinct housing market. Due to a steady job market and commercial development, Tulsa is becoming more and more of an attractive vibrant place to live. Trends:Tulsa's promising market, steady growth and affordability are quite attractive to homebuyers and investors. The median listing price as of April 2024 was $289k, reflecting a 5.1% increase over last year. Good news for buyers is the sale-to-list price ratio sits at 99.74%. Which means these homes are closing very close to the sellers asking price. Compared to the national average, Tulsa continues to remain budget-conscious for buyers. The median sold price of $242k sits below the national average. Which means the hope of owning a home is within reach. So what does all of this mean? With rising prices and a balanced marker, it's still good to act sooner than later. The affordability factor still remains a positive aspect. The market also reflects that if you are ready to sell your home, that now is still a good time to do so.Continuous GrowthIn the past 10 years, we have seen major appreciation in Oklahoma. The housing market has consistently shown resilience and upward momentum, with property values steadily increasing. This continuous growth is fueled by a combination of factors, including economic stability, job opportunities, and a high quality of life that attracts new residents. With ongoing infrastructure improvements and community developments, the state's real estate market is poised for even more growth in the coming years. This sustained appreciation not only benefits current homeowners but also presents a promising opportunity for new buyers and investors looking to tap into a thriving market.Interested in houses in the Tulsa Metro? Navigating the Current Housing Market: Why Now is Still a Good Time to...

June 25, 2024

The housing market continues to be a hot topic among potential buyers, sellers, and investors. With fluctuating interest rates and changing market dynamics, many are left wondering whether now is the right time to purchase a home. Despite the complexities, several compelling reasons suggest that buying a home today can still be a wise decision.Understanding the Current Interest RatesInterest rates have seen notable changes over the past few years, influenced by economic policies, inflation, and global events. Currently, interest rates are higher than they were during the historically low periods of the early 2020s, but they remain manageable and are still below the long-term historical average. For context, mortgage rates in the early 2000s often hovered around 6-8%, whereas today's rates are generally lower. Why Higher Rates Aren't a Deal-BreakerStabilizing Home Prices: Higher interest rates have contributed to cooling off the previously red-hot housing market. This cooling effect has stabilized home prices in many regions, reducing the rate of steep increases seen during the pandemic. Buyers can now avoid frantic bidding wars and overpaying significantly above the asking price, allowing for more thoughtful and strategic purchasing decisions.Improved Inventory: The increase in interest rates has tempered some of the demand, leading to an improved inventory of homes. This shift means buyers have more options to choose from, potentially finding properties that better suit their needs without the pressure of immediate decisions.Negotiation Leverage: With the market favoring buyers more than in recent years, there is increased room for negotiation. Buyers can often secure concessions from sellers, such as covering closing costs, making repairs, or even reducing the sale price. This leverage can mitigate the impact of higher interest rates on overall affordability.Benefits of HomeownershipBuilding Equity: Renting may seem like a safer option during uncertain times, but homeownership offers the distinct advantage of building equity. Each mortgage payment contributes to owning a tangible asset that typically appreciates over time. This equity can serve as a financial cushion or an investment for future endeavors.Tax Advantages: Homeowners can benefit from several tax deductions, including mortgage interest and property taxes. These deductions can significantly reduce taxable income, offering financial relief and making homeownership more affordable in the long run.Personalization and Stability: Owning a home allows for personalization that renting cannot match. From renovating the kitchen to landscaping the yard, homeowners can create a space that truly reflects their preferences and lifestyle. Additionally, homeownership provides stability, eliminating the uncertainties associated with renting, such as lease renewals and rent increases.Strategic Considerations for BuyersPre-Approval and Budgeting: Getting pre-approved for a mortgage is more crucial than ever. It provides a clear understanding of how much you can afford and shows sellers that you are a serious buyer. Additionally, it's important to budget for not just the purchase price but also closing costs, moving expenses, and any immediate repairs or renovations.Exploring Mortgage Options: Potential buyers should explore various mortgage options. Adjustable-rate mortgages (ARMs) may offer lower initial rates compared to fixed-rate mortgages. For those who anticipate moving or refinancing within a few years, an ARM can be a cost-effective choice.Future Refinancing: Buying now doesn't mean you're locked into today's rates forever. If interest rates decrease in the future, refinancing your mortgage can reduce your monthly payments. Many homeowners use this strategy to take advantage of lower rates as they become available. While the current housing market and interest rates present unique challenges, they also offer distinct opportunities. Stabilized home prices, increased inventory, and greater negotiating power are significant advantages for today's buyers. Coupled with the long-term benefits of homeownership, such as equity building and tax advantages, now remains a favorable time to consider purchasing a home. By approaching the market strategically and staying informed, buyers can make prudent decisions that align with their financial goals and personal aspirations.  If you are interested in purchasing a home, please visit our website at capitalhomes.com to get started.

Cultural Connections: Building Dreams with Capital Homes in Owasso

March 13, 2024

“A different language is a different view of life” — Federico Fellini.Owasso is a beautiful place that has grown tremendously, from undeveloped farms and prairies to wide streets with different stores and restaurants that make living here a unique adventure. When I first came to America a little over twenty years ago, I experienced a similar transformation. I spoke little English and was largely unfamiliar with many aspects of American culture. Time has passed, I can say without a doubt that Owasso is my home. I have my heart here, where my family and my dreams have become a reality in a place that is safe to have your kids growing up in excellent schools around people with positive values. There are so many things that I’ve learned in my seventeen years of working in customer service. New perspectives and a different language and culture have given me a great opportunity to provide for my family and help others explain situations and find solutions in their own language.I always tell people that I know more ways to say things in Spanish now than when I lived in Venezuela because during this journey, I have connected with so many people from different backgrounds and traditions that have only enriched my experience here. This is possible only because companies like Capital Homes have welcomed our voices to widen perspectives, empathize with others, and provide a better customer experience. Two years ago, my life changed, and we built our new home with Capital Homes. The experience was so easy and smooth. Their support in answering my questions and concerns on one of the most important investments one have was so remarkable that I spoke with my New Home Specialist and told him that I would love to come onboard to help others in the Hispanic community have that same experience when buying a house.Capital Homes has played an important part in the development of Owasso. I am thankful to have the privilege of working for a construction company that builds trust and makes beautiful houses where people create memories.- Isabel Vega-McCollum

Creating a Healthy Home Environment for Well-being: Tips & Tricks

March 5, 2024

As the saying goes, "home is where the heart is," but it's also where our health and well-being thrive. At Capital Homes, we understand the importance of creating a living space that promotes not just comfort and style, but also supports the health and happiness of the people living in it. Let's explore some key strategies for cultivating a healthy home environment that nurtures your well-being.Prioritize Indoor Air Quality: Indoor air quality can significantly impact our health, especially considering how much time we spend inside. Invest in high-quality air filters for your HVAC system, and consider incorporating indoor plants known for their air-purifying properties, such as peace lilies or bamboo plants. To find out more about which plants you might like, check out the link here for 20 of the best plants to use indoors. Proper ventilation is also crucial, so ensure your home has adequate airflow to prevent the buildup of indoor pollutants. When you buy or build with Capital Homes you'll find that all our homes are certified ENERGY STAR® meaning our homes provide a fresh-air system that controls the amount of outdoor air. Combining with a high-performance filter, this improves indoor air quality and reduces dust, pollen and other allergens. Read more by visiting capitalhomes.com/energy-star.Natural Light: Incorporating natural light and elements of nature into your home can have a profound impact on your well-being. Maximize natural light by not covering up your windows but embracing the natural light that comes in. Also, try integrating natural materials, textures, and greenery into your home's interior design. Not only does this create a connection to the outdoors, but it also enhances your mood and is known to boost your productivity.Create Areas for Relaxation and Rest: Designate specific areas in your home for relaxation and calming activities. Whether it's a cozy reading nook by a window that brings in a lot of natural light or a bedroom with comfortable bedding and calming colors, having dedicated spaces for relaxation can help reduce stress and promote better sleep. And who doesn't agree with wanting more rest and better sleep?!Promote Physical Activity: Encourage physical activity within your home by designing spaces that inspire movement and exercise. Consider creating a home gym or workout area where you can easily engage in regular physical activities. Even simple additions like a yoga corner or a dance-friendly living room layout can make it easier to stay active and maintain a healthy lifestyle without having to leave the comfort of your home.Keep a Clean and Clutter-Free Environment:A cluttered and disorganized home can contribute to feelings of stress and anxiety. Make it a priority to keep your living spaces clean, tidy, and clutter-free. Implement storage solutions that help you stay organized and minimize clutter buildup. Regular cleaning routines not only maintain a visually appealing home but also contribute to a healthier indoor environment by reducing allergens and dust.At Capital Homes, we believe that your home should be your sanctuary that supports your overall well-being.
